Bid Management

Getting the right contractor at the right price requires experience and leverage. Bill oversees the entire bidding process — evaluating credentials, leveling proposals, and negotiating contracts on your behalf to ensure you're getting best-in-class work.

Construction Oversight

Once the work begins, Bill is on site and in the details. He conducts regular progress meetings, monitors quality of materials and workmanship, manages the schedule, and handles change orders — keeping your project moving forward and your interests fully protected throughout the build.

Cost Management

Budgets don't manage themselves. Bill maintains a detailed, real-time view of every cost across every phase — tracking contractor payments, flagging variances, and coordinating cash flow so there are no surprises and your investment stays on track from groundbreaking to completion.

The job isn't done when construction ends. Bill oversees final inspections, ensures all sign-offs and certificates of occupancy are secured, delivers warranties and records drawings,  coordinating any remaining maintenance contracts — so you can move in with complete peace of mind.

About Bill Rohlfing

Bill Rohlfing has spent over two decades at the intersection of design, construction, and real estate in New York City and the Hamptons. A graduate of Pratt Institute with a background in sculpture, Bill brings a rare creative sensibility to the technical demands of complex renovation projects.

​Having Developer Experience and getting his LEED AP, Bill understands both the financial and environmental dimensions of every project. Within the 33 projects portfolio, he has also personally developed five Harlem brownstones — several delivering over 30% ROI — giving him a developer's instinct that benefits every client he represents.
